Many Tucson homes belong to winter residents or are long-term and short-term rentals. When a leak turns up at an owner's property, a fast and well-documented response protects the owner and you. We can refer you to an independent restoration contractor serving that part of Pima County.
Peak times
- October to December: owners and managers open up homes after the summer and find leaks.
- Cold snaps: exposed hose bibs, backflow devices, and attic lines can split. See burst pipes.
- Monsoon (June 15 to Sept 30): roof leaks and runoff. See monsoon flooding.
What helps the contractor
- Address, access, gate or HOA contact
- Owner contact and written authorization to proceed
- Photos of the source and affected rooms
- Insurer and claim number, if a claim is open
Good practice
- Photograph each property's main shut-off location.
- Confirm in your agreement who can authorize emergency mitigation.
- Have the owner sign any contract with the contractor, or authorize you in writing.
- Use our snowbird return leak check as a walkthrough list.
How our referral works
We are a referral service, not a contractor, and we do not perform any cleanup or restoration work. We connect you with an independent contractor who serves your part of Pima County. You decide whether to hire them, and any agreement is directly between you and that contractor. Verify licenses at roc.az.gov.
Common questions
Can you refer for multiple properties?
