A slab leak is a pipe leak under the concrete foundation. Signs include warm floor spots, a water meter that moves with everything off, damp flooring and a higher water bill. A leak-detection plumber finds and repairs the pipe; a restoration contractor dries and repairs the flooring. See slab leak signs.
What to do right now
- Stop the source if it is safe: shut off the main water valve or the fixture supply.
- Keep away from outlets and appliances in wet areas; switch off the breaker only if you can reach the panel without standing in water.
- Photograph and video the damage before moving anything, for your insurer.
- Move valuables, rugs and electronics off wet floors.
- Call your insurer, then call us for a referral.
Drying fast matters: the EPA advises drying wet materials within 24–48 hours to help prevent mold.
What a restoration contractor typically does
- Inspects the damage and finds the moisture source.
- Removes standing water.
- Dries the structure with air movers and dehumidifiers and checks moisture readings.
- Cleans and sanitizes affected materials.
- Checks for mold and handles removal if needed.
- Repairs or replaces damaged drywall, flooring and trim.
Scope, timing and price are set by the contractor you choose. Ask for a written estimate and verify their license at roc.az.gov.
